How much notice does my landlord need to give me before entering the property?
Your answer
Landlords should give a minimum of 24 hours written notice.
However, even if your landlord gives this, you do not HAVE to allow him in. For example, if he wants to carry out an inspection at an inconvenient time (say when you are having a birthday party for your daughter) you can say to your landlord that the appointment time is inconvenient and ask for it to be re-arranged.
If your landlord goes into your property without your consent, for example by using his keys and coming in – either when you are there or when you are out – this is unlawful.

However, note that landlords are entitled to carry out regular inspections. Some of these are legal obligations such as the obligation to carry out annual gas safety inspections. So if your landlord requires access for a legitimate reason you should allow access if convenient and arrange for an alternate appointment if the time stated is inconvenient for you.
