Your question

The letting agents/my landlord agreed on [something important] when I viewed the property, but now I have moved in they refuse to do it. What can I do?

Your answer

If it was a letting agent which agreed to do whatever it was, probably the best thing to do is complain to their Property Redress Scheme.  They can order the agents to do whatever it is, and/or award you compensation.

If it was the landlord which agreed then at the moment this option is not open to you (unless your landlord has joined a redress scheme voluntarily which is unlikely).

However, if this was something important and was a significant reason why you chose the property in the first place, you may be able to ‘unwind’ or end your tenancy under the consumer laws.  You may also be able to bring a claim for breach of contract in the courts.

If you are considering either option, you should take legal advice first.  One of the organisations in our Further Advice Services article below should be able to help.
