I am an HMO tenant.  Should I have a lock on my door?

Maybe.  It depends on what type of HMO tenant you are.

If you share with other tenants and all sign the same tenancy agreement together then, no, the landlord is not required to fit locks to all the bedrooms.  This is up to you – although your tenancy agreement will probably prohibit changes so you may need to get your landlords permission first.

If you rent your own room under a separate tenancy agreement and share common parts of the property with other tenants who all have their own tenancy agreement – then yes, you should really have a lock on the door.  However, there is no specific legislation about that.  There is no law that says all tenants of a room in a shared house MUST have a lock on the door. 

In fact there is no legislation covering the question of locks on doors at all.  It is just a question of common sense and what the parties agree.   

So this is something you should check before you sign up as a tenant.  If there is no lock on the door and you want one, you should either get the landlord to fit one or ensure that you have permission to do this yourself.
