I recently raised a complaint with my letting agents and they have now emailed me saying they don’t like my tone and may not agree to renew my tenancy. Can they do this?

I would not worry about this too much.

The letting agent will normally be acting for a landlord and it is unlikely that the landlord will want you to leave for such a reason!  Particularly if you are a good tenant, pay your rent on time and look after the property nicely.

The other point to make is that a ‘renewal’ is not strictly speaking necessary.  If you stay on after the end of your fixed term, your tenancy will renew automatically as a ‘periodic tenancy’.  Letting agents like to issue renewals though as it gives them a reason to charge a fee to their landlords.

The letting agent cannot require you to leave unless a Court Order for possession is obtained, and only the landlord can do this.

It is best if you can to stay on good terms with the agents as you may need their help.  However, if they are being totally unreasonable and unpleasant, you can always raise a complaint to their Property Redress Scheme.
