This is the most common type of tenancy and in most cases, your tenancy will be an Assured Shorthold Tenancy (AST), unless:
- You rent from a Local Authority/Council
- Your tenancy started before 15 January 1989 (or in some cases before 27 February 1997)
- Your annual rent is more than £100,000 or
- Your annual rent is less than £250 pa (£1,000 in Greater London)
- You are renting the property for a holiday only
- Your landlord lives in the same building
- You are renting the property through a limited company (where the tenant is a limited company, this is known as a ‘Company Let’)
- You are a student and your landlord is the College or University body providing your course
