This is the most common type of tenancy and in most cases, your tenancy will be an Assured Shorthold Tenancy (AST), unless:
  • You rent from a Local Authority/Council
  • Your tenancy started before 15 January 1989 (or in some cases before 27 February 1997)
  • Your annual rent is more than £100,000 or
  • Your annual rent is less than £250 pa (£1,000 in Greater London)
  • You are renting the property for a holiday only
  • Your landlord lives in the same building
  • You are renting the property through a limited company (where the tenant is a limited company, this is known as a ‘Company Let’)
  • You are a student and your landlord is the College or University body providing your course
